Custodial Manager II performs complex (journey-level) custodial supervising work. The Custodial Manager II provides direct supervision and training for Custodians. Performs Quality Control of housekeeping services to buildings, checks for appropriate use and storage of cleaning chemicals and equipment. Immediately reports unsafe conditions to the proper person, prepares reports of work activities, organizes job tasks and independently provides solutions to problems. Performs administrative and management tasks including assigning, approving, and managing employee schedules, leave requests, performance management, including hiring for department vacancies and assisting with employees exiting the agency and involuntary separations when required. Helps develop employees in preparing and assuming leadership positions within the department. Inventories supplies and ensures assigned staff have appropriate stock of tools and equipment necessary to perform their duties. Provides excellent customer service through daily, weekly and monthly unit inspections and periodic survey of customer satisfaction. Works under general supervision, with moderate latitude for the use of initiative and independent judgement and discretion.

Performs other duties as assigned. Other duties as assigned include but are not limited to actively participating and/or serving in a supporting role to meet the agency’s obligations for disaster response and/or recovery or Continuity of Operations (COOP) activation. Such participation may require an alternate shift pattern assignment and/or location.

 

Essential Job Functions (EJFs):

 

Attends work on a regular basis and may be required to work a specific shift schedule or, at times, even a rotating schedule, extended shift and/or overtime in accordance with agency leave policy and performs other duties as assigned.

 

Performs routine and ad hoc Quality Control inspections of all units to ensure the facility meets all standards for cleanliness, safety, infection control, and sanitation standards as prescribed by accrediting agencies. Corrects deficiencies on the spot and provides real time employee feedback to prevent repeat occurrences.

 

Prepares reports of subordinate work activities, organizes job tasks and independently provides solutions to problems. Seeks guidance from Subject Matter Experts (SMEs) when issues are identified outside the scope of Environmental Services (EVS) expertise and/or experience (e.g. routine and/or ad hoc facility maintenance issues).

 

Drives employee engagement though effective supervision and management of subordinate staff. Provides timely employee performance feedback, encourages professional growth through effective on-the-job training and educates staff on industry best practices. Documents both positive and substandard performance/ behavioral issues to ensure the fair and equitable application of employee rewards and recognition. When appropriate, takes corrective action for unacceptable performance/behavior. Judiciously exercises hiring and firing authority within parameters of state and federal labor laws.

 

Minimizes dependence on compensatory and overtime hours by effectively assigning and distributing workload. Deploys personnel based on facility needs, exercising judicious employee leave management. Fills existing vacancies in a timely manner to minimize dependence on compensatory and overtime hours.

 

Ensures adequate cleaning supply inventory is maintained so that staff have the tools and equipment necessary to perform their duties. Orders and purchases par-level cleaning supplies and equipment. Ensures subordinates perform manufacturer's recommended preventive maintenance on assigned EVS equipment. Ensures chemicals are stored according to manufacturer's recommendations and that Safety Data Sheets (SDS sheets) are available.

 

Develops, interprets, and implements standard operating procedures for custodial work, to include applicable differentiation for the various resident populations.

 

Assumes department operational responsibilities and represents the department on various collaborative committees such as the Quality Assurance/Quality Improvement (QAQI), Accident Review Board, and ad hoc Executive Committee assignments.

 

Utilizes effective and clear communication skills to ensure the upward, downward, and lateral flow of information necessary to a large organization of diverse disciplines. Assists subordinate staff with administrative tasks such as CAPPS and MS Office applications.

 

Performs other duties as assigned. Knowledge, Skills and Abilities (KSAs):

 

Knowledge of housekeeping services, procedures, chemical usage and equipment

 

Knowledge of cleaning techniques and procedures of inventory control principles and methods

 

Excellent communication and leadership skills

 

Interpersonal skills for positive interaction with staff and to provide good customer service.

 

Skills in the use of custodial materials and chemicals: in the operation of vacuum cleaners, buffers, wet and dry pick-up, carpet shampooers and related custodial equipment

 

Ability to lead a housekeeping crew.

 

Ability to supervise and train a group of employees.

 

Ability to prioritize job tasks.

 

Ability to stand and walk for extended periods of time.

 

Ability to communicate both orally and writing.

 

Ability to perform administrative duties.

 

Ability to assist in scheduling and completing special projects.

Initial Screening Criteria:

 

Performs complex (journey-level) custodial supervisory work. Work involves supervising custodial staff, preparing reports of work activities, and conducting inspections of buildings and facilities. Supervises the work of others. Works under general supervision, with moderate latitude for the use of initiative and independent judgment.

Flexibility in work hours may be required for this position. The position may be required to work overtime and/or extended hours. Must be willing to work weekends and holidays.
