The Maintenance Supervisor I performs entry level supervisory maintenance and construction work assisting with the daily operations and activities of the Maintenance Department for the facility. Work involves supervising assigned staff, performing needed repairs, requisitioning materials, and supplies and coordinating activities with other maintenance and ancillary supervisors. Works under limited supervision, with considerable latitude for the use of initial response, decision making, and independent judgment of proactive, reactive, and emergent work.
Essential Job Functions (EJFs):
Attends work on a regular basis and may be required to work a specific shift schedule or, at times, even a rotating schedule, extended shift and/or overtime in accordance with agency leave policy and performs other duties as assigned. May serve in an on-call status on a rotating schedule as required to meet operational needs of the facility.
Performs building inspections & various minor repairs in different trades (HVAC, Carpentry, Paint, Electrical). Requests assistance from other Maintenance Shops as needed.
Supervises and oversees the work of assigned maintenance staff. Requests materials and supplies as required for assigned projects. Coordinates all assigned work activities with Maintenance Facility supervisors.
Works collaboratively with Maintenance staff to coordinate needed work.
Performs other tasks as needed to meet the needs of the facility(s), including irregular work hours (e.g. weekends, holidays and/or emergency conditions). Responsible for working on-call hours to ensure facility maintenance needs are met on a 24/7/365 basis.
Accounts for personnel/state issued tool inventory by following departmental procedures during and after each project to ensure patient safety. Monitors assigned personnel for proficiency and safe utilization of tools and equipment necessary to perform their duties.
Ensures all direct-report staff maintain mandatory and specialty training as required by their trades and all HHSC agency mandated training is maintained at 100%. Conducts performance reviews and evaluations of assigned staff. Monitors and addresses conduct, behavior, and performance deficiencies as necessary.
Performs other duties as assigned. Other duties as assigned include but are not limited to actively participating and/or serving in a supporting role to meet the agency’s obligations for disaster response and/or recovery or Continuity of Operations (COOP) activation. Such participation may require an alternate shift pattern assignment and/or location.
Knowledge, Skills and Abilities (KSAs):
Acceptable knowledge of HVAC, Electrical, Plumbing, Carpentry, Grounds, and Life Safety Equipment Systems, including familiarity with NFPA Codes and Standards along with ADA Standards.
Skills in customer service principles and satisfaction.
Skills in the use of tools and equipment, in prioritizing work schedules
Ability to work extended under stressful and/or non-favorable conditions.
Ability to use and practice sound judgment and advocate team building and teamwork practices.
Ability to communicate effectively with management, employees, vendors, and facility staff.
Ability to lead, manage, and direct employee activity in a professional manner to meet the mission and goals of the facility.
Registrations, Licensure Requirements or Certifications:
Must possess valid Texas driver’s license or obtain it no later than 90 days after hire date. Applicants with an out-of-state driver’s license must provide an original certified driving record from the state of driving licensure. Eligible driving record required based on HHSC Fleet Management policy.
Initial Screening Criteria:
Graduation from a standard senior high school or equivalent.
Experience in general construction and maintenance work.
Experience in a supervisory role is preferred.
Additional Information:
Applicants must pass a fingerprint criminal background check, pre-employment drug screen, and registry checks including the Client Abuse/Neglect Reporting System (CANRS), Nurse Aide, Medication Aide and Employee Misconduct and HHS List of Excluded Individuals/Entities (LEIE).
Males between the ages of 18 – 25 must be registered with the Selective Service.
All State Supported Living Center Employees are subject to Random Drug Testing.
Flexibility in work hours may be required for this position. The position may be required to work overtime and/or extended hours. Must be willing to work weekends and holidays.
