The Maintenance Supervisor I is a skilled maintenance technician team lead with mechanical, electrical, plumbing, and comprehensive building trade skills. Position is responsible for comprehensive preventive maintenance and skilled repair of building architectural features, facilities, equipment, appliances and related utility systems. Duties include maintenance operation and repair of building utility systems and related equipment-including water supply systems, sewer collection systems, electrical systems and components (lighting, communication, computer related, fire alarm systems, etc.), floor/ceiling/wall repair and restoration, door/window/lock repair, cabinet/shelving repair and installation, etc. Duties further include assisting and training other building staff, monitoring systems operations, ordering parts and materials, performing PM program assigned duties as scheduled consistent with manufacturers and standards organizations recommendations, repair project cost estimating, assisting with improvement projects, organizing and performing various work tasks, coordinating consultant or contractor services, and performing maintenance tasks in conformance with applicable standards. Must be able to work in confined spaces, in areas of heat/cold extremes, in inclement weather, from ladders/elevated scaffolds and assist in unrelated tasks when required. Must be able to work with tools, equipment and hazardous materials safely. Must be able to work effectively in a fast-paced environment, adapt to changes, have good interpersonal skills and be able to perform duties with a minimum of supervision. Must be able to perform normal lifting activities. This position requires driving a state-owned vehicle.

 

Essential Job Functions (EJFs):

 

  • Training, use of computer to document labor and material use.
  • PM inspection, testing of building service equipment.
  • Development of projects and contract service requests
  • Repair of building related equipment, appliances, utility services
  • Building systems, drain system, door locks, ceilings, washer/dryer repairs, Building lighting, etc...
  • Assist consultants, vendors, and other staff.
  • Identify and request routine repair parts, moving materials.
  • Document leave time and review performance through CAPPS.

 

Performs other duties as assigned. Other duties as assigned include but are not limited to actively participating and/or serving in a supporting role to meet the agency’s obligations for disaster response and/or recovery or Continuity of Operations (COOP) activation.  Such participation may require an alternate shift pattern assignment and/or location.

 

Knowledge, Skills and Abilities (KSAs):

 

  • Knowledge of repair and maintenance associated with building features and related utility systems and equipment preferred.
  • Knowledge of maintenance practices, departmental/hospital sanitation rules, and safety procedures and functions preferred.
  • Ability to use tools and equipment of the equipment maintenance trade.
  • Knowledge of Joint Commission sanitation and infection control standards, ADA requirements, and related NFPA codes    preferred.
  • Ability to maintain equipment files, records and logs.
  • Ability to work independently on difficult or complex tasks and to solve problems.
  • Ability to communicate effectively; must work harmoniously and productively with co-workers, supervisors, patients and visitors.
  • Ability to understand and follow oral and written instructions.
  • Ability to adapt to changes.
  • Ability to read and understand project plans, system maps, blueprints and specifications.
  • Technical skills to use computer for reports, communication, timekeeping, CAFM documentation, etc.
  • Skills to organize and manage resources and equipment to accomplish unit goals.
  • Knowledge of state laws related to sanitation requirements, utilities, disposal of hazardous waste, safety, OSHA (SORM) standards, and SFMO requirements preferred.
  • Ability to stand and walk for extended periods of time; ability to climb and stand on ladders; ability to work in cold, wet spaces; ability to work in hot, humid spaces; ability to work in cramped, awkward spaces.
  • Ability to paint, repair floor tile and carpet, replace ceiling tile, repair door locks, repair wall covering and repair window glazing preferred.
  • Ability to listen effectively and work cooperatively with service consumers including requestors, supervisors, other staff and visitors.

 

Registrations, Licensure Requirements or Certifications:

 

Must possess valid Texas driver’s license or obtain it no later than 90 days after hire date. Applicants with an out-of-state driver’s license must provide an original certified driving record from the state of driving licensure. Eligible driving record required based on HHSC Fleet Management policy. 

 

Initial Screening Criteria:

 

One year experience in the commercial/institutional building maintenance operation and/or repair, preferred.

Relevant mechanical /electrical /plumbing/equipment repair work experience.

Relevant competency in the construction or remodeling trade preferred.

Applicants must pass a fingerprint criminal background check, pre-employment drug screen, and registry checks including the Client Abuse/Neglect Reporting System (CANRS), Nurse Aide, Medication Aide and Employee Misconduct and HHS List of Excluded Individuals/Entities (LEIE).

All State Supported Living Center Employees are subject to Random Drug Testing.

 

Flexibility in work hours may be required for this position. The position may be required to work overtime and/or extended hours. Must be willing to work weekends and holidays.
